Job Title: HUD HOUSING COUNSELOR
As a Housing Counselor, you will assist clients with finding rental assistance, understanding Fair Housing laws, help the client become familiar with tenant-landlord relationships and responsibilities of each, and provide appropriate information on general housing issues.
Help clients identify an affordable unit. Work with clients to develop household budgets, determine what they can afford to pay for rent, establish if they are eligible for assistance, apply for rental assistance, and identify an appropriate unit.
Support clients as they navigate the rental process, from paying deposits to signing and ending a lease. Teach clients their rights and responsibilities as renters, help them build and keep a good relationship and communication with their landlord, and help resolve landlord-tenant disputes.
Educate clients about financial planning and good rental practices. Help renters develop and maintain financial literacy through counseling on budgeting, credit, and financial literacy for a future home ownership. Teach good rental practices such as obtaining rental insurance and maintaining a healthy home.
Conduct household rent calculations in accordance with funder and HUD regulations. This will include documenting (1) income verification (2) payment standards/FMRs (3) utility allowances (4) contract rents (5) total tenant payments (6) housing assistance payments and (7) final tenant rent; annual re-certification and interim re certification.
Identify and cooperatively resolve conflicts with and between landlords, program participants; collaborate with case managers, and HUD regulations.
Maintain and update our Client Management System and all databases associated with housing counseling and Tenant Based Rental Assistance.
Participate in industry training, webinars and events.
Attend community outreach events to expand and enhance department programs, services and agency awareness.

Working with subsidy programs: 1 year (Preferred)
Working as a Housing Counselor: 6 months
Social Work: 2 years (Preferred)
Fluent in Spanish and English
Knowledge of Homeless Management of Information System (HMIS)
Ability to build rapport with clients and landlords
Excellent written and verbal communication skills
Must obtain HUD Certified Housing Counselor Certification within 6 months of hire
Bachelor's Degree (Required)
