The New Jersey Affordable Housing Management Association (JAHMA) is a nonprofit professional association representing more than 250 property owners and managers, who specialize in the development and operation of government assisted/affordable housing. JAHMA is dedicated to improving the professional skills and knowledge of personnel working in this specialized field, to industry representation, and to a better living environment for all residents of assisted/affordable housing, as well as interaction with federal housing officials and other regulatory agencies. Since its inception in 1993, JAHMA has been steadfast and unwavering in its commitment to the aforementioned objectives. As the association grew and prospered the Board of Directors felt compelled to "give back" to the communities they serve. As a result, the New Jersey Affordable Housing Management Association (JAHMA) Educational Foundation was created to facilitate resident benefit programs. Since being chartered in 1999, the JAHMA Educational Foundation has had as its mission to further charitable and educational opportunities on behalf of residents living at JAHMA member "affiliated properties".
The Foundation manifests its work regarding this goal through two major programs: the annual Scholarship Program and the IN TIME OF NEED Furniture Distribution Program. Both of these programs directly benefit low-income residents and are now ongoing. Each heralded for its own merit, the IN TIME OF NEED Furniture Program was recognized by the National Affordable Housing Management Association as the Best Innovative Program of 2006. Similarly, the scholarship program has received accolades on a nationwide basis.
For six consecutive years, the Foundation has awarded scholarships to residents demonstrating strong academic performance and a varied co-curricular background, while meeting the necessary low-income requirements. Additionally, these residents must be accepted at a community college, university or trade/technical school after receiving a high school diploma. In its inaugural year, the Foundation awarded $16,000 providing eight scholarships. In 2007, the Foundation awarded $42,000 providing twenty-five scholarships. In all 165 scholarships have been awarded totaling $243,500. Twenty-three students have graduated from their respective institution of higher learning while receiving JAHMA funding. Over twenty-five recipients have been single parents and seven holders of GEDs (high school equivalency diplomas) have received scholarships. Over 65 different affordable housing sites have had residents receive JAHMA grants.
Student recipients have and are attending a wide variety of schools, such as: Rutgers, Fairleigh-Dickinson, Ramapo, Stockton, NYU, Yale, Cornell, Temple, LaSalle, East Carolina, and Penn State. Many students have attended Community Colleges, including: Mercer, Camden, and Hudson County, as well as, Kaplan On-line University, Harrison School of Business and Burlington County Institute of Technology to name a few.
In February of 2006, the JAHMA Foundation formed a partnership with Thomasville Home Furnishings of New Jersey to provide furniture to needy residents living at JAHMA "affiliated properties". Site personnel submit an application on behalf of a needy resident that may have been a fire victim, robbery victim, chronically impoverished, and/or otherwise unable to provide furniture for themselves and their family. Upon approval by a committee of JAHMA members and its Board of Directors, the Thomasville people schedule and install new furniture in the apartment of the approved resident at no charge. Since the first installation in May of 2006, the JAHMA Foundation in cooperation with Thomasville completed seven other installations with additional installations pending. To this point, furniture with a retail value in excess of $190,000 has been provided to residents absolutely free by Thomasville.
The privately funded, non-profit JAHMA Foundation is one of the few of its type in the nation. The primary fundraising effort of the Foundation is its annual golf outing. This event takes place in the spring of each year and is attended by a veritable "Who's Who" of real estate executives involved in the affordable housing industry in New Jersey. Also attending, is a large contingent of executives from banks, insurance companies, contractors, suppliers, and vendors that service the affordable housing industry. Many officers of the Department of Housing and Urban Development, as well as, the New Jersey Housing Mortgage and Finance Agency are annual attendees. The golfers and sponsors understanding the value and importance of the scholarship and furniture programs sponsored by the Foundation on behalf of residents of affordable housing properties in New Jersey has lead to their continuing and generous support. The JAHMA Foundation annually disperses 100% of the monies raised for scholarships.
