Bed Bugs — Current Legislation and Treatment Options

  • Who Should Attend: Managers, Managing Agents, and Owners
  • Speakers/Session Description: Spencer J. Corbett, founder of Corbett Exterminating, Inc. will explore and discuss cutting edge information about this formidable and elusive insect. Are your residents educated about bed bug prevention and biology? Which treatment techniques are effective and which are not? Is there anything on the horizon that offers hope? Learn how to distinguish effective bed bug eradication technology, how to prepare for effective and affordable bed bug treatments, and how to make informed decisions about your comprehensive bed bug battle plan.

    Tracey Goldstein, a partner at the law firm of Feinstein, Raiss, Kelin & Booker, L.L.C. will focus on the steps a property owner should take when an apartment has bedbugs and the legal issues that arise in such a situation. Among the topics that will be covered are what to do if the tenant fails to provide access to the apartment to exterminate and who is responsible for the exterminating costs and damage to the tenant’s property. Current and pending Bed Bug Legislation will also be discussed.

TRACS Updates

  • Who should attend: Subsidized Housing Managers/Managing Agents
  • Speakers: TRACS COORDINATORS Christal Nixon–Smith, Connie Curtis Contract Admin. Division and Kim Beczo, Lesley Lefler, Property Management Division.
  • Session Description: This session will be focused on the upcoming changes in TRACS, relevant to the 202D format, as well as, discussions centered on TRACS processing, auditing and transmission issues.

WH’DDYA DO? (What Do You Do?)

  • Who Should Attend: All Managers; Managing Agents and Owners
  • Speakers: Kevin Krier, Hillcrest Management; Mattie James, Essex Plaza Management; and Rosalie Scheckel, Esq. of Feinstein, Raiss, Kelin & Booker, L.L.C.
  • Session Description: This will be an interactive session designed to discuss tenant/management issues that all property manager’s face at one time or another. Some of the situations addressed will include: how to handle an irate, uncooperative tenant or applicant; what you should do when a tenant dies or moves out and leaves an unauthorized person in the unit — and more!

Understanding Mental Health Issues of Older Residents

  • Who Should Attend: Social Service Workers, Coordinators, Services for Independent Living (SIL) and Managers
  • Speakesr: Abbie Katz is a social worker at the Greater Trenton Behavioral Health Care, Senior Well-Being Program where she conducts mental health education programs, facilitates support groups and provides assessment and short term counseling to seniors.
  • Session Description: Learn to identify behaviors of seniors that may be linked to mental health or cognitive impairment issues. Work to develop protocols when residents experience mental health crises.

Funding Energy Initiatives and the Greening of Multi-Family Housing

  • Who should attend: Property Managers, Managing Agents, and Owners
  • Speakers: Gabriel Nathanson, Green Homes Project Coordinator, NJHMFA; Caleb M. Benham, Business Development Manager, Constellation Energy; R. Andrew Why, Director of Business Development,Constellation Energy.
  • Session Description: This session will provide participants with a comprehensive overview of energy performance contracting. Energy audits, energy efficiency improvements, and maximizing available project financing with grants and rebates will be examined. In addition, detailed information will be provided regarding the recently released Renewable Energy and Energy Efficiency Programs offered by NJHMFA including the Multi-Family Weatherization Program, Solar Loan Program, and the Multi-Family Energy Efficiency Improvement Program.

    Hear a success story of an NJHMFA financed property that incorporated numerous green initiatives during construction to save money and improve the environment.

EIV Update

  • Who Should Attend: Subsidized Housing Managers/Managing Agents
  • Speakers: Ronald Sovich, Contract Administrator; Katone Glover; Kelly Palombi, Occupancy Specialist III, and Francis Thomas, Director Contract Administration.
  • Session Description: This discussion based session will focus on the HUD Enterprise Income Verification processes to include access, security, and what will be reviewed during the Management and Occupancy Review.

Budget Based Rental Adjustments

  • Who Should Attend: Owners/Managing Agents
  • Speakers: Scott Schaffer, Comptroller PRD Management; Dean Santa ,HUD Newark Field Office; and Shoba Narayan, Senior Subsidy Accountant, Contract Administration Division.
  • Session Description: This session will focus on the proper development of budget based, OCAF & AAF rental adjustment request. The proper submission of utility adjustment request will also be covered.

Conflict Resolution of Individuals & Groups

  • Who Should Attend: Social Service Workers, Coordinators, Services for Independent Living (SIL) and Managers
  • Speakers: Abbie Katz is a social worker at the Greater Trenton Behavioral Health Care, Senior Well-Being Program where she conducts mental health education programs, facilitates support groups and provides assessment and short term counseling to seniors. Lorraine Kostinas, MA, CALA, Mediator/Trainer will also be presenting on Conflict Resolution.
  • Session Description: Learn how to prevent and intervene when conflicts arise among individuals and groups in your communities.
